Variance Request and Tree Removal Appeal on Agenda for Walnut Creek Zoning Meeting

Date: June 26, 2024
Time: 4:00 PM
Location: 3rd Floor Conference Room, City Hall, 1666 N. Main Street, Walnut Creek

The Walnut Creek Zoning Administrator will meet on June 26, 2024, at 4:00 PM. The meeting will open with roll call, followed by a public communications segment where attendees can comment on items not listed on the agenda. While the Zoning Administrator cannot act on these items, they may respond briefly, request clarification, or refer the matter to staff.

Two key public hearings are scheduled. The first involves a variance request for a property at 2432 Walnut Boulevard. The applicant seeks to allow a detached accessory structure to encroach into the side setback area to 2.5 feet from the property line, where 15 feet is typically required, and into the rear setback area to 12.2 feet, where 20 feet is typically required. Additionally, they are requesting to exceed the maximum lot coverage requirement to 26%, where 25% is the maximum allowed. This project is categorically exempt under Section 15303 of CEQA, pertaining to new construction or conversion of small structures. For more information, contact Brittany Lenoir, Associate Planner.

The second hearing involves an appeal for a tree removal permit at 2272 Walnut Boulevard. The initial permit allowed the removal of two out of four requested redwood trees at the front of the property. The applicant is now seeking approval to remove all four trees. This project is categorically exempt under Section 15304 of CEQA, which covers minor alterations to land. Brittany Lenoir is also the staff contact for this item.

The meeting will adjourn after the hearings. Decisions by the Zoning Administrator can be appealed within ten days by filing a written appeal with the City Clerk’s Office. Public comments can be made in person at the meeting or submitted by mail or email. Written comments received at least two hours before the meeting will be included in the official record. The next meeting is scheduled for July 10, 2024, at 4:00 PM. For more details on the agenda and participation instructions, visit the City’s website at www.walnutcreekca.gov.
